     WHIZDOM 101 (WHIZDOM 1-0-1) by Magnolia Quality Development Corporation (MQDC) is a fully integrated Innovation Hub for the digital society and capable of promoting sustainovation by focusing on in-depth research and development on human behaviors and by taking into account the designing of quality homes to promote positive health and well-being, including the impacts of energy consumption, environmental impacts and global changes in systematic and sustainable manner and focusing on building integrated ecosystem.

     WHIZDOM 101 Project has been selected as 1 of 7 Smart City Design Support Projects of Ministry of Energy which is organized in cooperation with Thai Green Building Institute to highlight “Fully Integrated Digital Society Ecosystem” to promote community development under the concept of Smart Cities – Clean Energy with the aim to gain both local and international environmental and energy conservation standard certifications namely TREES and LEED. The Mixed-Use Project, which is located on Sukhumvit Road between Punnawithi BTS Station and Soi Sukhumvit 101/1, is built under the budget of over 30,000 million Baht. The project comprises of large central park and residential and shopping zones covering a total area of 68,800 square meters and approximately 340,000 square meters of total Gross Floor Area (GFA) of which can be divided into sports club and fitness zone covering total area of approximately 10,000 square meters, retail shops zone covering total area of approximately 20,000 square meters, and leased office zone covering total area of approximately 40,000 square meters, residential zone which is made up of 3 buildings covering total area of approximately 140,000 square meters.

     EEC has become part of the project’s consultant team which consisted of specialists from various fields who work together in designing the project based on relevant demands. EEC is responsible for providing counseling in respect to MEP Engineering to ensure that the requirements of occupants are properly met.

     In addition, EEC has set up basic MEP system which consists of electrical system, air-conditioning system, sanitary system and fire protection system with emphasis on energy efficiency by using energy saving air-conditioning system which can be conveniently managed both in terms of the lessee’s usability and the Project’s management. The use of clean energy is also highlighted through installation of Photovoltaic (PV) Cell Panels to minimize power consumption. The Project also encourages occupants to use clean energy by providing EV Charger for electric cars. In respect to the quality of life of the occupants, building temperature and humidity are controlled under appropriate levels while air purifier system has been installed to allow clean and fresh air suitable for use by the occupants. Meanwhile, hot and humid air from the outside is passed through Heat Recovery Unit before supplying into the building to help reduce energy consumption. All indoor materials used have low level of Volatile Organic Compound (VOC) which helps to minimize spreading of diseases. By highlighting the importance of energy management, the data from energy-consuming equipment such as electrical system, air-conditioning system and centralized chilled water plant system have been collected and processed to enable efficient energy consumption management. In regard to safety, high performance alarm system has been installed for immediate notification in case of emergency and fire incident.

     BIM - Building Information Modeling is also applied in this Project to enable efficient coordination during the design and construction phases by allowing each working team to gain better understanding on building typology including overview of each assembled section to help minimize contingent errors during the construction as well as saving time and related expenses. Meanwhile, all project data will be delivered to the Building Administrator to enable more effective building management.
